In recent years, there has been a growing interest in the realization of interiors for flats, which are arranged specifically for rentals to specific target groups. Currently, these projects make an estimate possible up to a third of all our orders.

We have experience with implementations both in well available locations and, today, more and more often, also, for example, in the historic center of Prague, where it is necessary to solve the logistics of transporting materials or waste disposal in a complex way, since trucks often cannot enter the streets. Other problems are often the noisy environment of the surrounding streets, dust, or the impossibility of a standard solution of air conditioning in old, heritage-protected houses.

In most cases, we have implemented interiors designed middle or higher price category of tenants, among which there was often a foreign clientele, who especially needed to adapt the interior entirely. However, we also have experience with projects for renting to tourists or students.

We can fully individually also adapt to different types or circumstances of the investor. Thanks to our experience in the realization of interiors for individual categories of tenants we can estimate well what kind of design they will prefer and what their needs and requirements are likely to be. While designing, our practice and variability simultaneously enable us to take into account both the type of tenant clientele or the amount of rent, as well as the specific location of the investment, the type of property or the overall bargain of the investment. We can realize interiors as both highly attractive in terms of the design of the entire interior, as well as conversely as interiors that are unpretentious in design and materials. In the case of noisy or highly dusty locations, we often focus on suitable heat recovery solutions. In new buildings, which today are mainly built of reinforced concrete, we often deal with different ways of solving acoustics, while historical buildings often require atypical solutions of air conditioning.

But at the same time, we can design the interior in such a way that is not only attractive in design, but also practical for renting, primarily by using materials that will allow long-term use and that will be resistant to damage or pollution. Here, for example, it is possible to use HPL boards, which are, as artificial materials, very hard, but at the same time visually look like veneer; they can even have embossed surfaces. The problem of frequent pollution is solved by special washable wallpaper or trowels on the walls, or resistant fabrics on the seats.

Initial Consultation

We will ask you for more detailed information about your project, especially regarding the intended amount of investment, the category of tenants or the type of property and its location, during an initial information call. At the same time, we are happy to explain the details of our work and the process of possible cooperation, and discuss the method of implementation of any construction works. Thanks to this, we can discuss the suitability of our services for your investment project.

If you are interested in cooperation, we will further ask you for sending a floor plan, which will allow us to get acquainted with your residential space and its technical connections in detail before the follow-up personal meeting. If you do not already have a floor plan, it is possible to arrange an alternative procedure individually. In the case of reconstruction, we can also ask you to send basic photos of the current state, according to which we can better assess the possibilities of the reconstruction before the personal meeting.

Precise Assignment

During the initial non-binding meeting, we will first find out the detailed Information about your planned investment. Before proceeding further, it will be very helpful to determine the intended total amount of the investment and the category of tenants, as well as information about the type of your property and its location, whether you already have tenants or, vice versa, if you need to realize the interior for the most versatile use within the given group of tenants. According to this information, if you are interested, we can guide you through the entire design process and thus recommend suitable design or material solutions, or provide additional technologies such as recuperation, specific cooling methods or acoustics solutions.

Subsequently we will find out detailed information about your building such as questions about building materials, especially for walls, ceilings and windows, existing solutions for heating, ventilation or air conditioning, material of stairs or, in the case of renovations, possible various defects of the structure such as mould, leakage or cracks.

If you are interested, we will ask about your individual requirements regarding the layout in individual rooms, types of electrical appliances or other technologies such as possible new lighting, heating and cooling solutions, or the possibility of using recuperation or intelligent wiring. At the same time, we will investigate your own design preferences within the framework of style, mass design, as well as colour combinations. Even at this stage, we can both fulfil your exact assignment as well as, on the contrary, offer ideas and inspiration for your later choice.

Complex Designs in 3D

After the initial detailed meeting, we follow up with the creation of comprehensive proposals that include variants of suitable layout, meet your individual requirements and represent different design solutions and other recommendations that correspond exactly to your initial determination of the nature of the investment.

We usually create these designs in several variants and in 3D previews that allow you to virtually walk through the space, see all the connections, uncover possibly unexpected surprises, or consider how a completely designed space impress you. You can comment on these designs, modify them with us, and then combine specific ideas with each other until the final design. Only after the final approval of a specific proposal, or after its modifications, we implement the project.

In case of a reconstruction: if you made your decision regarding its scope at the very beginning of cooperation during the initial meeting, our proposals will correspond to the chosen scope of construction work. However, you can also make this decision during the design of the layout and design, when we can create several designs, depending on the different scope and complexity of the reconstruction.

In case of extensive renovations: if you need major changes to the layout, we recommend that we deal with it during a separate phase before creating 3D designs.

Quotation of the Realization

In case of new buildings or undemanding renovations with minimal construction work, we can implement complex 3D design mostly without obligation, free of charge, that is, similar to new buildings. The design costs in this case are part of the overall implementation.

However, in case of extensive renovations, i.e. with changes in layouts and extensive construction work, we usually ask for reimbursement of architectural works separately, as these processes are often complicated, lengthy and have many connections. For example, for houses, we must already think about the composition and laying of ceilings on load-bearing walls and associated lintels during the design of the layout, the possibility of changing the staircase, or, when changing the layout of the house, new waste solutions, etc. Regarding apartments, for example, we need to find out the positions and heights of outlets in the riser pipe and align it with the new layout, or invent a new solution for them. In this process, which we will discuss in advance during the initial non-binding meeting, we will prepare a specification of architectural works before starting the design process, which will determine the output and quantity of proposals. However, the implementation project documentation is not a part of the architectural works.

Based on the selected final design, we prepare detailed quotation for realization of the furniture, tiles and hidden flush doors. If you request construction work and any other crafts from our partner companies, we will prepare a separate quotation for these works separately.

Determination of deadlines

The dates for the realization of the furniture and possible construction works and other related crafts will be agreed while proposing the quotation and will be part of the contract for the work. We always set deadlines individually, according to the current capacities and scope of work within our company and possibly all other involved partners.

Realization and Assembly

After agreeing on the quotation and signing the contract, there is a phase of realization. This includes first the creation of technical documentation for furniture and also any construction work and related crafts. It is followed by agreeing on individual details with you. This includes all the technical details, as well as the possibility of choosing details related to the design, which goes up to, for example, individual natural materials of veneer or drawing of the selected stone.

In the following phase, manufacture of the furniture takes place, as well as possible coordination of all related crafts and works of subcontractors. Thanks to our practice, we are today able to plan and manage the entire complex process in a way that all individual works follow one by one and there are no unnecessary time delays and thus total project delays. We are aware that meeting deadlines can be crucial for some types of investments.

Handover of the work, warranty period and post-warranty service

After completion of the realization, there is handover of the work. Together we go through the interior and write any potential comments in the handover protocol, which we try to resolve immediately. After final approval, the work is handed over.

Guarantee period is as standard 24 months according to the law.

However, we try to help our clients to solve possible problems in their interior also within after-guarantee service, and it happens often even after many years. For example, we helped dismantle a flooded apartment and repair damaged parts of the furniture. Or we also repaired doors which were scratched by pets, or by accident damaged furniture parts, interior doors or floors.
